Property valuation notices are heading out to Lyon County residents Monday.
This means the 30-day appeal window is now underway, and County Appraiser Ryan Janzen says people can go to www.lyoncounty.org to track valuations now before that notice arrives. He encourages people to call with questions.
Janzen says COVID-19 had little impact on property valuations countywide. He says sales were on par with 2019 and properties — by and large — sold for higher amounts last year, in part due to a combination of supply, demand and historically low interest rates. Median sale prices went from $115,000 to $130,000 for properties. Vacant land was stable, while ag land values — which is judged by use value instead of market value — went up $6 an acre for dry cultivated land and $5 an acre for grassland.
Residents can call 341-3302 or go online to www.lyoncounty.org this month with questions or to set up an appeal. If an interior visit is needed, Janzen says appraisers will wear masks as they look for damage, deferred maintenance or other items that could impact market value. Janzen says appeals have a roughly 50 percent success rate.
