Emporia’s tight housing market continues, as evidenced by the monthly report from Sunflower Association of Realtors.
Sunflower reported 51 home sales in August, well above the 31 sales in August 2020. Homes were on the market for a median of nine days, up from five in July but down from 12 in August 2020.
The median sale price of almost $95,000 was down from the $153,000 last month and the $119,000 from last August. Active listings went from 67 in July to 43 in August, or 1.2 months worth of supply.
By far, the price range with the greatest activity was $50,000-$100,000 with 17 sales, or a third of the monthly total. There were eight homes sold in the $25,000-$50,000 price range and six in the $200,000-$250,000 price range.
Year-to-date, total home sales are listed at 302, up almost 16 percent from August last year. The median sale price of $139,000 is up 4.5 percent from last year.
