The housing market for Emporia and Lyon County as a whole remains extremely tight in the latest numbers from Sunflower Association of Realtors.
For Emporia, active listings were 25 at the end of February, almost half the 48 noted at the end of February 2021. That’s a bit more than a half-month’s worth of supply, and Emporia City Manager Trey Cocking says active listings actually dipped to 15 earlier this week.
Emporia’s total home sales went from 31 in February 2021 to 36 last month. Median sale prices are lower this year at over $133,000, below the $156,000 from last year. Home sales through February were at 52, down from 60 last year but up from 39 in 2020.
For Lyon County, Sunflower says there were 17 available listings at the end of February, down from 25 at the end of February 2021. That means less than a half-month’s worth of housing supply.
On a year-to-year basis, Lyon County home sales went from 26 in February 2021 to 32 last month. The median sale price was lower this year at over $133,000, down around $30,000 from this time last year.
Through February, there had been 46 home sales in Lyon County, slightly below the 49 from last year and above the 32 from 2020.
