Emporia’s home sales last month were down noticeably from a year ago, but other indicators show the tight housing market remains in place.
Home sales went from 58 in August 2021 to 35 last month, a drop of almost 40 percent. However, the median sale price was up over $65,000 from August 2021 and home sales finalized within four days on average, down from five days in July and eight days in June.
Housing supply decreased slightly from 1.3 months in July to 1.1 months in August.
Year-to-date, there have been 321 home sales in the city limits, down from 359 last year but up from 305 two years ago.
For greater Lyon County, home sales were also down from last year — 31 homes last month compared to 51 a year ago. The median sale price almost doubled to $180,000 and homes were on the market for three days on average, down from four days last month and six days in June. There is less than a month’s worth of supply, down slightly from July.
So far this year, there have been 281 home sales, down from 303 last year but up from 261 in 2020.
