October home sales in Emporia were up from September numbers but below those from a year ago.
Sunflower Association of Realtors says Emporia had 40 units sold last month, down from 47 a year ago but up from 30 in September.
Median sale prices went up from $155,000 last year to $176,000 last month. There is now 1.6 months worth of home supply, or the total number of homes for sale divided by the number of homes sold, on the local market. This may not sound much, but it is a significant jump for Emporia — which has seen supply at a month or less for well over a year.
Year-to-date, there have been 350 homes sold in Emporia, well below the 409 last year and 436 two years ago.
Greater Lyon County, or areas outside the Emporia city limits, had 38 homes sold in October — down from 41 a year ago but up from 28 in September. Median sale prices declined from almost $190,000 a year ago to $176,000 last month. Lyon County now has 1.5 month’s worth of home supply on the market.
So far this year, greater Lyon County has had 301 home sales. That’s below 360 last year and 366 two years ago.
