Valuation notices are heading out to Lyon County property owners starting Monday — and for the first time in three years, valuation increases appear to be relatively normal.
County Appraiser Ryan Janzen had that update on KVOE’s Morning Show on Friday, a day after talking with Lyon County commissioners during their weekly action meeting:
Residential property valuations were up, on average, close to 10 percent two years ago and almost 15 percent last year. Janzen says market transactions for sold properties drive the valuation trends for properties that haven’t sold. The goal is to attain fair market value.
Janzen says the number of home sales locally is down from past years, so occasionally the supply-demand balance can also drive up valuations.
Other property categories, including commercial and ag, are also closer to the standard increase range.
Residents wanting to appeal their valuation stats can do so by calling the County Appraiser’s Office at 620-341-3302. The appeal deadline is March 27.
