Housing is in short supply locally, but the Emporia-Lyon County Metropolitan Area Planning Commission is recommending denial of a small subdivision in southeast Emporia.
The board voted against what’s being called the XRS Pros Addition at 1002 East South. The plan was to bring five homes to that immediate area, but Planning and Zoning Administrator Justin Givens says the lot sizes were essentially far too small to fit the neighborhood. The planned lot sizes were at 5,700 square feet, or roughly one-third of the existing lot sizes in most cases — which span 15,000 square feet or larger.
The proposed lots are also smaller than the ones approved by the city for the Kretsinger Addition project near David Traylor Zoo and Mahtropolis now under construction near the Trusler Sports Complex.
Separately, the Planning Commission recommended a Conditional Use Permit for a garage apartment at 928 Neosho.
Meanwhile, the Board of Zoning Appeals approved an appeal at 812 East Sixth, allowing a 10-foot fencing setback instead of the 20-foot setback approved by Givens.
