Valuation notices will be hitting mailboxes soon and Lyon County Appraiser Ryan Janzen recently spoke with KVOE News to discuss what residents may see once they do.
According to Janzen, property valuations were on the rise for 2025 with residential properties seeing a 2.6 to 8.9 percent increase, commercial properties rising between 0.2 and 9.7 percent, apartments between 0.9 to 7.2 percent and downtown rows rising between 4 to 14.3 percent. Native and tamed grass ag properties also saw a 3.7 percent positive increase while dry crops saw a 5.6 negative decrease.
Speaking to the residential numbers, Janzen tells KVOE News those changes are an indication that there “has been a stabilization” from the post-pandemic “craziness” seen just a few years ago.
Janzen says it is important for residents to know that just because your property value may have seen a noticeable change this year does not necessarily mean a larger or smaller hit to your property taxes. He explained that valuations are only one piece of the tax formula adding that the budgets for local taxing authorities often act as the biggest deciding factor.
Valuations will be mailed out Wednesday and residents who have questions or concerns can contact the Lyon County Appraiser’s office by calling 620-342-3301 or by visiting the county’s website LyonCountyKS.gov. If you are wanting to appeal your valuation it must be filed within 30 days of it being sent out.
