Later this month, Lyon County commissioners could well finish the county’s latest updates to zoning regulations.
The County Zoning and Floodplain Management Department has released a new fact sheet that gives a bullet-point look at the upcoming regulations in several different categories, including agriculture and rural homes; residential, commercial or industrial properties; and conditional or permitted uses.
Some key points for agriculture and rural homes are a minimum of five acres are needed for new construction, fencing and wall regulations only apply to city residents, all currently zoned properties will be grandfathered into the new regulations and no building codes will be enforced in unincorporated Lyon County.
For residential, commercial and industrial properties, rezoning will be needed for new industrial and commercial uses. Proposed subdivision regulations will apply to new subdivisions.
For conditional and permitted uses, new conditional permits will go through the current zoning process.
The fact sheet also outlines the reasons for eliminating the Metropolitan Planning Area Zoning Board and the Metropolitan Zoning Appeals Board — essentially because the Metropolitan Area is being absorbed into the county zoning procedures, so those boards are no longer needed.
