Lyon County’s property valuations will be in your hands soon, and you may not like the result.
County Appraiser Ryan Janzen went on KVOE’s Morning Show recently with the grim details.
Valuations were mailed Friday, and Janzen says the Lyon County increase both resembles increases from other counties across Kansas and is lower than many.
The commercial increase was 8 percent, mainly for apartments, downtown row properties and warehouses, while dryland went down over 4 percent and grassland had a 4 percent increase.
Janzen and his staff use three different approaches for setting valuations — cost, sales comparison and income — and Janzen says all rely on market data, including sales. Once models are built, appraisers test them by using sales occurring after the models were finalized as well as listings that haven’t sold yet.
Residents can file appeals with Janzen’s office by March 27. Residents need to call 620-341-3302 to start the process.
Residents should set aside about 30 minutes per property for appeals, although Janzen says the process may take as little as 10 minutes, depending on the concerns.
