The Emporia Board of Zoning Appeals and Planning Commission has approved a minor plat that could see a major new addition to a popular local eatery.
Commissioners approved the plat at 1002 East 12th Avenue, Mr. Goodcents, during their monthly meeting Tuesday night. If the project gains final approval by Emporia City Commissioners, the 2.6-acre property will be split into three lots with lot two set to house a new retail store that will be owned and managed by JTS Investments.
City Zoning Specialist Justin Givens says there is no information currently available as to what that retail store will be. Despite that, Givens says he believes it is an opportunity to maximize the value of a space that was previously not being used to “its full extent.”
If the project gains final approval, the go-kart track and batting cages on the property will be demolished to house the new retail store. A timeline for this project has not been announced, however, Givens says preliminary work is well underway.
In other business Tuesday, commissioners approved an application to rezone property at 227 East from R-1 Low-Density Residential to L-1 Light Industrial at the request of property owners. According to Givens the purpose of the rezoning was to allow for the storage of lawn and landscaping supplies that were previously not allowed under the R-1 designation.
Commissioners also approved a resolution to annex certain real property into Industrial Park 4 new Penny Lane and Weaver Street and continued longstanding conversations on changes to city zoning codes.
The Emporia Board of Zoning Appeals and Planning Commission is scheduled to convene for a special meeting at 6 pm next Tuesday inside of White Auditorium. The meeting will involve a public hearing on the city’s new zoning regulations.
