Action on a variance request for a new coffee shop will have to wait at least one more month before it sees any potential action by the Lyon County Board of Zoning Appeals and Emporia Planning Commission.
During their regular meeting Tuesday evening, the Board of Zoning Appeals, for the third time in the last four months, took up the request from 7Brew; however, the conversation was very quick as the item was tabled for the third consecutive time. The reason? No representatives from 7Brew were on hand for the meeting, which meant board members were not able to review previously requested information surrounding one of their biggest concerns with the proposed project, traffic.
According to Board Chairman Kenton Thomas, traffic at the proposed business location, 2803 Eaglecrest Drive, is already highly congested and commissioners have wanted to see a traffic study to indicate if the business’s location in the area would add to that congestion.
Thomas says the item is likely to be on the agenda at the board’s next regular meeting next month and he noted that the businesses’ no-show at Tuesday’s meeting likely wouldn’t hinder their cause as the commission simply wants an answer to its concerns. With that said, Thomas noted that should 7Brew produce a traffic study, he would like for it to come from an independent consultant.
In other business Tuesday, the planning commission did approve a conditional use permit allowing a single-family attached home at 1228 West 5th Street. The BZA and planning commission, again, will reconvene for their regular meetings in August.
